Bermondsey has become a thriving cultural hub south of the river, leaving behind its old reputation as a series of industrial docklands. From its street food to its Mediterranean-style café culture and creatively converted warehouses, Bermondsey is an up-and-coming residential area that deserves your attention.
Bermondsey has seen a lot of regeneration since the 1980s, making this central London neighbourhood convenient for access to the city and desirable for its industrial chic, foodie culture and comparatively affordable property for sale.
The Jubilee line runs right through Bermondsey, giving quick access to the city centre, with excellent views across the River Thames, which runs alongside much of Bermondsey. The area has many excellent schools, making it a desirable location for families.
As Bermondsey letting agents, we strongly encourage you to look at what the area offers.
You’re spoilt for choice! Bermondsey is famous for its food and drink, and it has no shortage of eateries, bars, pubs and restaurants with cuisine from around the world. There’s only space here to name a few examples which are well worth visiting.
Try Jóse, with its authentic Spanish tapas, to coffees and cakes at the French Comptoir Gourmand or the sumptuous wine collection at Bedales of Borough.
There are plenty of places to shop in Bermondsey, whether you’re looking to browse the markets or go for your weekly shop. Various Sainsburys and Tesco shops are dotted throughout Bermondsey, as well as an Iceland and M&S.
Equally, if you’re looking for local produce, why not visit the Borough Market or (the calmer) Maltby Street Market. Borough Market is well worth a visit since it is one of London’s largest, oldest and most renowned food markets.
The tube provides excellent links to Westminster and other central locations in 20 minutes or less, with many buses also available to take you across London too (for example, there are services to Croydon, Shoreditch and London Bridge).
Walking and cycling are also excellent options, with the picturesque Tower Bridge just a stone’s throw away, and Bermondsey’s dedicated walking and cycling routes providing safe passage throughout the area.
One of the best things about living in Bermondsey is that you’re so close to everything London offers, with most attractions a walk, short tube, or bus ride away.
Exploring Ropewalk is a great place to start in Bermondsey. It is the foodie hub of the area, with a series of seven railway arches converted into restaurants, pubs and various eateries and shops.
If you’d like to stay active, Southwark Park is a great open space for a casual stroll, a football game or a workout in its outdoor gym. The Seven Islands Leisure Centre is a short distance away, offering extensive leisure facilities.
The area includes many converted warehouses and wharf buildings along the riverside, particularly around Shad Thames, which give the district its distinctive industrial character. These Victorian warehouses have been thoughtfully transformed into spacious flats with high ceilings and large windows. Further inland, you’ll find Georgian townhouses, particularly around the squares, alongside Victorian terraces that line many streets. Post-war council estates occupy significant portions of the area, with newer contemporary apartment blocks appearing throughout the district as part of ongoing development projects.
Sought-after properties: The most sought-after properties can be found along Shad Thames, with its distinctive overhead walkways connecting the former warehouses, and on Bermondsey Street, which has become increasingly popular. The elegant Georgian properties around Bermondsey Square command premium prices, while the waterfront apartments along the Thames path offer spectacular views of the river and Tower Bridge, making them particularly desirable.
Development in Bermondsey: The area continues to undergo significant regeneration. The Biscuit Factory site, once home to Peek Freans biscuit manufacturers, is being transformed into a mixed-use development with hundreds of new homes, which Bermondsey letting agents are keen to offer to their tenants. London Square Bermondsey is creating apartments in the former Crosse & Blackwell factory. The Grosvenor Estate’s plans for the former Southwark College site will add further housing stock to the area over the coming years. These developments are steadily changing the landscape while maintaining nods to the industrial heritage.
Property prices: The Bermondsey property market offers a mix of housing options to suit different needs and budgets, the average sales price across this last year reaching £583k. Flats are the most common type of property, with an average sold price of £550k over the past year. You’ll also find terraced properties with an average sold price of £857k and semi-detached options averaging £826k (Data: HM Land Registry). Even so, an experienced Bermondsey estate agent can help you achieve significantly higher prices than the average values listed.
Bermondsey offers numerous noteworthy locations that highlight its industrial past and current cultural appeal. Explore these spots to better understand what makes this Thames-side district special.
